Covenants & Bylaws
The Lemen Airpark Home Owners Association was created in accordance with Washington state law on August 8, 1956. Each of the 92 properties identified in the legal description is bound by law to the association. Because membership is tied to the property and not the individual home owner, it is not possible to "opt out" of an HOA. When purchasing a home within the Lemen Airpark HOA each home owner binds him or herself to the terms and conditions established the Association's Covenants and Bylaws.
The primary responsibility of the HOA is upkeep of the association's common property, the park located at 14105 E 17th Ave. In prior years, that cost has included expenses related to a swimming pool and associated outbuildings. However, in 2023 members of the HOA voted to demolish those structures. Deterioration over time has rendered the pool inoperable, and the cost to rebuild it is prohibitive. Once the pool has been demolished, upkeep of the common property will be limited to maintenance of the lawn, trees, and playground areas. The Annual Assessment for such maintenance is typically less than $200.
